Job OverviewType:Independent Contractor (1099) - Project-Based / Temporary SeasonalDuration:Spring 2026 (flexible start date; estimated 4-8 weeks depending on pace and crew size) About the OpportunityWe operate a 20-room seasonal hotel (plus cottage, pool area, and common spaces) and need a skilled, reliable handyman/maintenance contractor to complete a detailed punch list of repairs, painting, installations, cleaning, and upgrades before the 2026 summer season opens.This is a one-time intensive pre-season project with the potential for repeat seasonal work.You will work independently from a clear task list across all guest rooms, exterior walkways, attic, pool, cottage, and common areas.Key Responsibilities (Summarized Scope) Painting (major portion of the work):Repaint all 20 exterior room doors in navy blue; touch up peeling bathroom ceilings, interior walls, trim, AC line chases, wainscoting, and exterior trim boards in multiple rooms.Electrical & Lighting:Secure 6-plug extension cords behind refrigerators in nearly all rooms; repair/replace wall light covers; install new walkway lights, junction box, and exterior lighting; fix ground wires.Cleaning & Surface Prep:Clean AC filters and bathroom fans in all 20 rooms; bleach and treat stained ceiling tiles; caulk exposed wiring and joints.Plumbing & Leak Repairs:Investigate/repair leaking roof couplers (multiple rooms); move plumbing lines for better clearance; swap hot/cold shower valve; repair or replace gutters, siding, and downspouts.Carpentry, Installations & Replacements:Install new window shades/blinds in most rooms; lay PEX planks on exterior walkways; build/install attic catwalk, front-office shelves, and pool-area tables/stands; replace shower rods, towel racks, toilet seats, TVs, doors, and flooring; patch sheetrock, vinyl, and drywall; secure loose bath racks and fixtures.General Handyman & Misc:Move furniture (couches, mattresses, etc.); repair stairs, gates, railings, flower boxes, and pool structures; seal driveway sections; complete minor tasks such as bumper stops, coat hangers, and vinyl fixes.Requirements Proven experience as a handyman, property maintenance tech, or general contractor (hotel/multi-unit experience preferred).Strong skills in painting, basic electrical, minor plumbing, carpentry, drywall, and general repairs.Ability to work independently, follow a detailed task list, lift 50lbs, and use ladders/outdoor equipment.Reliable transportation and your own tools (ladders, basic power tools, etc.).Local to Biddeford/southern Maine area or able to work on-site.References and examples of similar past work (photos preferred).Compensation & TermsCompetitive hourly rate or fixed project bid (discussed based on your experience, timeline, and proposed approach).1099 independent contractor position -- set your own schedule within the spring window, no benefits, full tax responsibility on your end.How to ApplyReply with:A brief summary of your relevant experience Your preferred hourly rate or project bid estimate Availability window for spring 2026 Any photos/references from similar hotel or multi-unit maintenance jobs We'll review quickly and share the full detailed task list with qualified candidates.Looking forward to working with a dependable local pro to get our property guest-ready for summer!
