Assistant Property Manager - Multifamily (Multi-Site) Pay:$24.00-$27.00 per hour DOE plus bonusesPortfolio:189 apartment units across multiple communitiesLocation:South King / Renton and Kent (all sites within 15 minutes of each other)Schedule:Full-time Monday-Friday from 9:00AM to 6:00 PM Occasional flexibility as needed We are seeking a reliable, experienced Assistant Property Manager to support the day-to-day operations of a small, closely located multifamily portfolio totaling 189 units.This role is ideal for someone ready to take ownership of resident relations, leasing operations, and administrative oversight while working closely with the Property Manager.The Assistant Property Manager plays a key role in maintaining strong occupancy, resident satisfaction, and compliance across the portfolio.This position requires sound judgment, professionalism, and the ability to manage issues independently while knowing when to escalate.Primary ResponsibilitiesOperations & Resident Relations Serve as a primary point of contact for residents, addressing concerns, service issues, and lease-related questions in a professional and timely manner Assist with enforcement of lease terms, delivery of notices, and documentation of resident issues Support resident retention efforts, including renewals and communication follow-up Coordinate with maintenance and vendors to ensure service requests are addressed promptly Leasing & Marketing Oversight Support and back up leasing activities across the portfolio as needed Review applications, leases, renewals, and resident files for accuracy and compliance Monitor vacancy, renewals, and leasing activity Stay informed on local market conditions and competing properties Administrative & Compliance Support Collect rents, deposits, and fees in accordance with company policy Assist with delinquency tracking and follow-up Maintain accurate resident records in the property management system Ensure compliance with Fair Housing laws and company procedures Assist with reporting and operational organization as needed Team & Property Support Provide daily operational support across multiple nearby properties Conduct regular property walks to monitor condition, curb appeal, and safety Step in as on-site leadership in the Property Manager's absence Support leasing staff and promote consistent standards across the portfolio Qualifications Prior experience in multifamily property management, leasing, or assistant manager role preferred Strong understanding of lease administration and resident relations Ability to handle resident concerns with professionalism and discretion Excellent organizational and communication skills Comfortable working across multiple nearby sites Proficiency with Microsoft Office AppFolio experience a plus Valid driver's license and reliable transportation required Physical Requirements Ability to walk property sites, including stairs Ability to lift up to 30 lbs.as needed Ability to perform occasional light cleaning, including vacant unit touch-ups and unit inspections Benefits Health, dental, and vision insurance 401(k) Paid time off Stable weekday schedule Job Type:Full-time Pay:$24.00 - $27.00 per hour Work Location:In person.
