Job Description
Key Responsibilities Handoff Management Serve as the primary coordinator during the transition of new properties from construction to operations, ensuring alignment between the Design and Construction teams and the on-site Operations/management team. Oversee the completion of punch list items to deliver properties in excellent condition, ready for full operational functionality. Identify and manage any major projects requiring construction issues and integrating operational systems. Ensure proper installation, testing, start up, training and operational readiness of all building systems, including HVAC, plumbing, electrical, and technology. Partner with the Operations Maintenance team to finalize equipment and system handovers, ensuring comprehensive training and documentation are provided. Coordinate final inspections and approvals, addressing any deficiencies in construction or operations. Develop detailed handoff packages, including warranties, operating manuals, and contact information for key vendors and contractors. CapEx Project Management Assess the condition of older properties within the portfolio and prioritize CapEx needs in collaboration with the Operations team. Partner with Finance/Asset Management and advise on the development of budgets, timelines, and project plans for capital improvement projects, ensuring alignment with operational goals and community needs. Oversee vendors and contractors to ensure quality, budget adherence, and timely completion of projects. Conduct regular site visits to monitor progress and ensure compliance with company standards. Ensure operational teams are fully engaged in the planning and implementation of CapEx projects to minimize disruptions to residents and staff. Collaboration and Stakeholder Engagement Act as the central point of communication between construction, operations, and maintenance teams during transitions and CapEx projects. Ensure clear alignment and collaboration on project goals, timelines, and deliverables, fostering a proactive problem-solving approach. Provide regular updates to senior leadership, risks, and mitigation strategies. Budget and Reporting Develop and manage budgets for punch list closures, CapEx projects, and other construction-related expenses. Monitor expenditures, track progress, and provide detailed reports on costs, timelines, and outcomes. Identify opportunities for cost savings without compromising quality or operational readiness. Quality Assurance and Operational Readiness Establish and maintain quality standards during handoff and CapEx projects, ensuring properties meet operational and resident expectations. Collaborate with operations teams to verify the readiness of all areas, from resident units to shared spaces, ensuring a smooth and efficient operational launch. S kills, Knowledge, and Expertise Education Bachelors degree in Construction Management, Engineering, Architecture, or a related field - Required Experience 5+ years of experience in construction project management, preferably in senior living, multifamily, or hospitality. - Required Demonstrated expertise in managing transitions from construction to operations and executing large-scale capital improvement projects. Skills Strong understanding of construction processes, punch list management, building systems, and operational integration. Excellent collaboration, problem-solving, and communication skills, with the ability to work across teams and engage multiple stakeholders. Proficiency in project management software and tools, including Microsoft Project or similar platforms. Knowledge of building codes, safety standards, and regulatory requirements. Willingness to travel to properties within the portfolio as needed.
