Job Description
Job Overview We are launching a new Property Management company focused on the South Carolina market and are seeking a licensed Broker in Charge (BIC) to serve in a remote consulting capacity. This is a flexible engagement, available part-time to full-time, compensated on an hourly basis. The ideal consultant will bring deep expertise in South Carolina brokerage compliance, trust account management, and regulatory oversight. You will serve as the designated BIC, ensuring our operations are built on a foundation of legal integrity and industry best practices from day one. This is an excellent opportunity for a seasoned real estate professional looking to provide high-impact advisory services to a growing property management firm. Duties Serve as the designated Broker in Charge, fulfilling all statutory obligations required for a property management brokerage. Oversee and audit trust accounts on a regular basis, ensuring all tenant security deposits, rental proceeds, and owner funds are properly maintained, reconciled, and documented in compliance with applicable rules. Ensure strict adherence to all real estate licensing requirements, fair housing laws, landlord-tenant statutes, and applicable federal and state regulations. Review and approve lease agreements, management contracts, addenda, and other legal documentation to ensure compliance and accuracy. Establish, implement, and continuously refine internal compliance policies and procedures, including written office policies required under industry guidelines. Conduct periodic internal audits of transaction files, agency disclosure forms, and brokerage records to identify and remediate any compliance gaps. Maintain organized records of all regulatory filings, trust account ledgers, and brokerage documentation to ensure transparency and audit readiness. Provide guidance and oversight on proper handling of maintenance requests, vendor relationships, and tenant communications as they relate to legal compliance. Support the due diligence process for the acquisition of new property management contracts and portfolios, including reviewing existing management agreements, assessing compliance histories, evaluating trust account health, and identifying any outstanding regulatory liabilities or risks associated with onboarding new properties or accounts. Advise leadership on regulatory changes, industry compliance updates, and emerging compliance requirements affecting property management operations. Serve as the primary point of contact for any inquiries, audits, or investigations. Experience Active South Carolina Broker in Charge license in good standing with the SCREC. Proven experience in property management brokerage operations, with a strong emphasis on compliance, trust accounting, and regulatory oversight. In-depth knowledge of SCREC rules and regulations, SC landlord-tenant law, fair housing requirements, and applicable federal statutes. Experience conducting or overseeing trust account audits, including reconciliation of rental proceeds, security deposit accounts, and owner disbursements. Familiarity with property management software and digital recordkeeping systems. Strong organizational skills with the ability to manage multiple compliance obligations simultaneously. Experience reviewing and assessing property management agreements, lease structures, and brokerage documentation. Ability to evaluate existing operations, portfolios, or acquisition targets for compliance risk and due diligence purposes. Multilingual or bilingual abilities are a plus, particularly Spanish, to serve diverse client and tenant populations. Exceptional attention to detail and a commitment to ethical, transparent brokerage practices.
