JOB Plans and directs the work of a staff responsible for the housekeeping and maintenance of a wide variety of City-owned facilities including public buildings, parking decks, surface lots and park buildings and recreation equipment. Works under the administrative and policy direction of the Public Works Manager. EXAMPLE OF DUTIES Plans, coordinates and directs all activities of the Building Maintenance Division. Supervises and inspects, either directly or through subordinate supervisors, crews engaged in the custodial housekeeping, maintenance and repair of all parking decks, public buildings and adjacent grounds. Manages a variety of City-owned property and leased lands and buildings. Maintains records and prepares reports both manually and by computer utilizing standard and customized business software. Establishes division rules, regulations, and policies to obtain high volume output and quality results. Prepares annual budget for the division and parking decks. Reviews the activities and reports of the division, including financial and operational statements and requests for personnel and material. Estimates labor and material costs and prepares itemized cost sheets for proposed building and equipment repairs, remodeling, and new work. Oversees the contractor/management of City-owned parking facilities for specification and contract compliance. Negotiates leases for parking decks. Develops programs and establishes policies for parking facility operations. Inspects construction and repair specifications. Reviews all requisitions for supplies, materials, services, etc., necessary for the operation of the division and parking decks. Develops immediate and long-range programs for the maintenance and repair of all facilities assigned to the division. Monitors and controls building operations including HVAC and security, using manual and computerized systems. Provides technical assistance to subordinate supervisors. Performs related work as required. SUPPLEMENTAL INFORMATION This is a classified position. The selection process will consist of a competitive examination with credit for education and experience. A passing score must be obtained on the competitive examination in order to receive credit for education and experience. TEST WEIGHTS: Competitive Examination 70%, Education 20%, Experience 10%. Candidates must meet the qualifications and requirements listed in the announcement at the time of examination and at the time of appointment.NOTE: The competitive examination may be suspended if shown to be impractical because of an insufficient number of qualified candidates. The candidates will then be ranked in a standard manner based on 70% for qualifying, 20% for education, and 10% for experience.RESIDENCY: Candidates who have been resident citizens within the corporate limits of the City of Akron for at least one year immediately prior to the examination and who continue to reside within the corporate limits of the City of Akron throughout the remainder of the selection process will have 5 points added to their passing grades. VETERANS: A veteran of the Armed Forces of the United States, honorably discharged from active duty, desiring a bonus of 5 points added to their passing grade, must submit proof of discharge in the form of a DD-214 with application.Since this examination is posted on a combined basis, two separate eligibility lists will be generated with promotional candidates considered before open candidates.DRIVER S LICENSE: An applicant having a valid driver's license from another state will be accepted conditionally provided that, if selected, an Ohio Driver's License must be obtained prior to appointment. Candidates having six or more points on their driving record at the time of appointment will be disqualified from further consideration.
