Description Summary: The Building Maintenance Technician II position performs the preventative maintenance and repair of plumbing, electrical, mechanical, and HVAC equipment in Casper College facilities including student quarters. Although variable, this position is eligible for overtime, shift differential, and/or call back pay based on operational needs. Responsibilities: The Building Maintenance Technician II is responsible for performing preventative maintenance managing the safe and routine operation of the building systems for Casper College facilities. Specific responsibilities include maintenance and repair of plumbing, electrical, mechanical, and HVAC equipment. This position will also assign tasks and prioritize and coordinate the activities of the Building Maintenance Technician I. The position reports to the Building Maintenance Operations Supervisor or designee and performs other duties as assigned in accordance with all applicable codes, regulations, ordinances, laws and safety procedures. Essential Duties Perform assigned technical tasks and projects according to department needs. Perform the preventative maintenance, inspections, service, and repairs on College equipment associated with plumbing, ventilating and HVAC systems. Perform the service and maintenance of heating, ventilating, and plumbing systems and related equipment. Maintain an accurate record of the filters used in each piece of equipment, the dates the filters were replaced, and the repairs made to each piece of equipment. Assign and inspect work of the Building Maintenance Technician I. Prioritize and assign tasks according to available resources in order to meet work schedules. Help train new Building Maintenance Technicians and serve as a mentor for less-experienced team members when needed. Maintain adequate records including maintenance schedules, inventory, supplies, and equipment. Perform the inspection, cleaning, lubrication, and replacement of belts on exhaust fans and air handling equipment on a monthly basis and as needed. Maintain clean and orderly mechanical rooms. Inform the Building Maintenance Supervisor or designee of any potential problems or future failures that may occur or relate to the proper operation of heating, plumbing, cooling, and ventilating systems. Remove snow and ice from steps, sidewalks, and entries; apply ice melt. Ensure that all specific instructions for work orders are conformed to, returns work orders with material usage noted on individual work orders. Maintain adequate levels of stocked items and supplies. Carry and respond to College provided cell phone; carry and utilize a two-way radio while working. Reports concerns, hazardous conditions, and injuries/ accidents to supervisor. Qualifications Minimum Qualifications: High school diploma or equivalent Minimum of three years general building maintenance work with knowledge of heating, plumbing, mechanical and electrical systems, or minimum of two years experience working as a Building Maintenance Technician I Ability to effectively organize and assign work Specialized training/education and/or on-the-job training relating to building maintenance systems (heating, plumbing, mechanical, or electrical systems) Able and willing to perform physical labor for full shift (8 hours), and occasionally for more than a full shift (over 8 hours) Ability to operate general office equipment such as computer, printer, scanner, fax machine, and photocopier Ability to follow relevant policies, procedures, instructions, and safety standards and work safely with equipment, vehicles and machinery Maintain a professional, effective and collegial working relationship with co-workers, the public and all campus constituent groups communicating effectively both verbally and in writing Ability to safely use hand and power tools Licenses/Certificates: Valid motor vehicle license at the time of hire and must obtain a Wyoming driver’s license within 30 days of hire. Must maintain insurability under the College’s insurance plan. Desired Qualifications: Associate’s Degree from an accredited institution or completion of a relevant trade or technical program Apprentice level in electrical, mechanical, plumbing, or HVAC areas Experience working with HVAC systems equipment Knowledge of local, state, OSHA, ADA, EPA, and other applicable industry codes and safety standards Experience supervising building maintenance personnel Supplemental Information
