Compiles and analyzes comparable sales, income and cost data, as applicable, to arrive at an estimated value. Complete appraisal reviews for compliance with Regulatory requirements and to confirm the validity of the concluded value. Major Duties And Responsibilities Completes real estate evaluations for new loan requests, renewals and as needed, for annual reviews and watch list credits. Communicates with realtors and various other real estate professionals to gather information necessary to complete an evaluation, which includes but is not limited to assessments, zoning regulations, soil and water maps, as well as data regarding values of neighboring properties. Performs all research necessary to support conclusions reached in evaluations. Maintains logs of data from completed appraisals to support completion of evaluations. Completes appraisal review forms for approval by the Commercial Real Estate Specialist II. Assists in internal audit reviews of selected commercial or mortgage appraisals. Orders appraisals, external real estate valuations, and environment reports. Conducts internal review of appraisals, Phase I, and other environmental reports. Must comply with applicable laws and regulations, including but not limited to, the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control. Additionally, all employees must follow policies and procedures to minimize risk by exercising judgment, raising questions to management, and adhering to policy guidelines. Requirements Experience Three years to five years of similar or related experience, including preparatory experience. Education/Certifications/Licenses A college degree. Interpersonal Skills A significant level of trust, credibility and diplomacy is required. In-depth dialogue, conversations and explanations with customers, direct and indirect reports and outside vendors can be of a sensitive and/or highly confidential nature. Communications may involve motivating, influencing, educating and/or advising others on matters of significance. Typically includes subject matter experts as well as first level to middle managers.
