Community Director (Bilingual - Spanish Required) Location:Avon, Colorado Property:River Run ApartmentsEmployment Type:Full-Time Own the Asset.Drive the Outcome.Live the Vail Valley.This is a high-impact leadership role at River Run Apartments, a 117-unit community located along the Eagle River in Avon, Colorado.Minutes from Vail Ski Resort and Beaver Creek Resort, River Run offers immediate access to one of the most sought-after mountain lifestyles in the country.As part of the Mountain Capital Partners portfolio, this role also includes access to resorts across the Power Pass network, aligning your career with year-round outdoor recreation.Additional Perks include: Housing Discount:Significant reduction in living costs for associates who choose to live on-site Power Pass Access:Ski and golf privileges across Mountain Capital Partners resorts Ownership Exposure:Direct access to ownership and senior leadership in a growing platform Role Overview The Community Director is the single point of accountability for performance at River Run Apartments--owning leasing results, financial outcomes, and team execution across a 117-unit asset.This role requires an operator's mindset in a highly dynamic leasing environment requiring daily pricing and exposure adjustments.You are expected to actively drive occupancy, push revenue, control expenses, and adapt strategy quickly to changing demand--not just oversee operations.This position also requires daily bilingual communication and translation, including:Verbal translation with residents, prospects, and team members Written translation of leases, notices, and resident communications Success in this role is measured by:Achieving and sustaining target occupancy through consistent leasing execution Delivering NOI in line with or above budget through revenue and expense control Maintaining disciplined collections and minimizing delinquency Building a high-performing, accountable on-site team This position requires strong on-site leadership, sound financial judgment, and the ability to make decisions quickly in a dynamic market.Key Responsibilities Leasing & Revenue Management Execute pricing and exposure strategies to maximize revenue and absorption Monitor market conditions and adjust strategy in real time Optimize lead flow, closing ratios, and unit availability Resident Experience Deliver a high-quality, responsive resident experience Resolve escalations quickly and professionally Implement initiatives that improve retention and community engagement Financial Performance Own the property budget and operate to financial targets Manage rent collections, delinquency, and expense control Support monthly reporting and variance analysis Team Leadership Recruit, train, and develop on-site staff Set expectations and hold the team accountable to performance standards Build a high-performance, team-oriented culture Qualifications 3-5 years of property management experience (multifamily preferred) Strong operational and financial acumen Experience with property management systems (Yardi preferred) Knowledge of Fair Housing and landlord-tenant laws Proven leadership and team management ability Bilingual in Spanish (required) Compensation & Benefits Salary of $95K - $105K Bonus DOE Health, dental, and vision insurance 401(k) with company match Paid time off holidays Ongoing training and development Housing discount Power Pass access (ski golf privileges across MCP resorts) Pay:$95,000.00 - $105,000.00 per year Benefits:401(k) 401(k) matching Dental insurance Employee discount Health insurance Paid time off Vision insurance Language:Spanish (Required) Work Location:In person.
