Job Description
Air Mechanical is the premier heating, cooling & plumbing company located in Ham Lake, MN. The Construction Project Manager is responsible for organizing, implementing, and maintaining the scheduling system to support new construction projects. In addition, this position requires completing all related construction jobs by acting as a point of contact with management, field staff, supervisors, estimators, co-workers, builders and city inspector offices and homeowners. This is an onsite role with a Monday-Friday 7am-3:30pm schedule. Roles and Responsibilities: Communicate effectively with field staff, supervisors, estimators, co-workers, homeowners, builders and city inspector offices. Assist to set up and schedule tasks to ensure satisfactory realization of project contract requirements. Log project timelines and maintain database of tasks and statuses. Update information into database and provide schedule reports for contract coordination and reporting purposes. Interact with contractors, customers and job sups or field staff to schedule work and coordinate assignments. Design and collaborate with team in designing and developing project schedule. Support field managers and leads to maintain timely and effective changes to processes and procedures. Assist field superintendents/Job Sups and leads to develop and maintain status reports to keep management informed of progress of projects. Conduct analysis and communicate to management to determine alternative courses of action or recovery on inefficient scheduling. Prior to job start, verify with project manager, builder or homeowner that the jobsite is ready to begin. Maintain accurate records and paperwork related to schedule. Create job req for work orders including changes, additions or updates and complete warranty work as directed by job supervisors and closers. Work directly with project manager, builders and homeowners with regards to scheduling, warranty calls, change orders and completing needed processes in a timely professional manner. Schedule warranty work and update phase completion for billing. Schedule all necessary inspections for various phases and update phases continually. Communicate project status for billing purposes. Check builders software daily for any changes or updates pertaining to jobs. Process job starts as awarded by the builders/general contractors. Process warranties from the field and the builders/general contractors. Attends and participates in employee meetings/training. Continue to develop customer service, telephone and interpersonal communication and teamwork. Works closely with other Coordinators to schedule jobs accordingly and accurately. Other duties as needed or assigned by Manager. Qualifications and Requirements: Prior experience in HVAC, Plumbing, construction, or project scheduling preferred. Ability to build rapport with field staff, job supervisors, co-workers, builders, city officials, and homeowners. High proficiency with Microsoft Office—Excel, Word, Outlook. Must be deadline, goal and detail-oriented. Good organization skills, with ability to prioritize and multitask. Positive and professional demeanor. Excellent listening, written and verbal communication skills on the phone, in email or in person. Ability to interpret contract specs. Ability to understand sequencing of complex projects. Physical Requirements: This position requires interaction with people in an office environment. Work requires sitting, handling/grasping, and repetitive motions for long periods of time. Communication is required to perform this job.
