About the Opportunity Livingston Builders is a boutique residential general contractor with 32 years of experience delivering highly customized, luxury construction across Palm Beach, Florida. Our work ranges from intricate historic renovations to large-scale ground-up estates, and we partner with some of the most respected architects, designers, and craftspeople in the industry. We are a small, talented team that works closely together — and we take tremendous pride in the relationships we build, both with our clients and with each other. What to Expect This is a full-time, in-office and on-site role in Palm Beach County, Florida. You will work directly alongside the Principals and collaborate with a capable, close-knit team that genuinely enjoys what they do. We move quickly, we hold ourselves to a high standard, and we believe that outstanding client service is the foundation of everything we build. Candidates will be required to coordinate with design consultants and subcontractors, Inspectors, develop spreadsheets (budgetary, architectural schedules, project timelines, etc.) Projects vary from highly detailed interior renovations to large-scale new ground-up construction. What You Will Do Manage all project phases for luxury custom residential builds, from pre-construction to closeout Develop and maintain project budgets, schedules, and procurement plans Coordinate subcontractors, vendors, and design consultants — including MEP, Civil, and Structural Process RFIs, submittals, change orders, and owner pay applications Conduct regular site visits to monitor quality, progress, and safety Keep accurate, well-organized project files and maintain clear communication with the whole team Provide weekly status updates to the Executive PM and Principals Assist with pre-construction activities and estimating support as needed What We Are Looking For Degree in architecture - Licensed preferred 3+ years of construction project management experience, preferably in luxury residential 3+ years of architectural drafting experience Good understanding of construction contracts, building codes, and permitting Robust knowledge of AutoCAD and Revit Knowledge of Adobe Creative Suite including Photoshop and InDesign Comfort with Procore or similar project management platforms Solid command of Microsoft Office, especially Excel and Word Strong organizational habits and an ability to manage multiple priorities at once Clear, professional communication — both written and verbal A collaborative spirit and a genuine interest in delivering exceptional work Benefits Medical, Dental, and Vision insurance Life insurance 401K with company match (eligible after 1 year) Paid vacation Standard holidays Periodic travel between Palm Beach and New York City offices
