Position Title Construction Superintendent Department Construction (GCDC) Reports To Vice President - Construction Location On-site (Chicago Office + Construction Site’s) FLSA Status Exempt Salary Range $90,000-$130,000 Job Summary The Construction Superintendent is responsible for the on-site planning, coordination, and execution of construction activities for multi-family, affordable housing, adaptive reuse, hospitality, commercial, and new construction projects. This role serves as the primary field leader, ensuring projects are completed safely, on schedule, within budget, and in strict compliance with contract documents, building codes, and company quality standards. The Superintendent provides daily supervision of subcontractors, vendors, and field staff; coordinates inspections and material deliveries; enforces safety protocols; and maintains open communication with the Project Manager, ownership, design professionals, and inspectors. Success in this role requires strong leadership, technical construction knowledge, proactive problem-solving, and the ability to manage multiple workstreams in a fast-paced environment. Key Responsibilities Project Execution & Site Management Plan, coordinate, and supervise all on-site construction activities from mobilization through project closeout. Ensure construction is executed in accordance with approved plans, specifications, schedules, and local codes. Maintain full accountability for jobsite progress, sequencing, manpower planning, and daily production. Open and secure jobsites daily and ensure appropriate site logistics, access, and security controls are maintained. Walk the project daily, including all units and common areas, to monitor progress, identify conflicts, and plan upcoming work. Scheduling & Coordination Develop, maintain, and enforce detailed project schedules, identifying critical path activities. Schedule and coordinate subcontractors, consultants, vendors, inspectors, and material deliveries to maintain workflow. Lead pre-construction meetings, weekly subcontractor coordination meetings, and daily field briefings as required. Identify schedule risks or delays and proactively communicate mitigation plans to the project team. Quality Control Establish and enforce jobsite quality control standards to ensure high-quality workmanship. Inspect work in place to confirm compliance with plans, specifications, and contractual scope. Identify deficient or non-conforming work and ensure timely correction by responsible parties. Perform punch list creation, management, and verification of completion through project closeout. Safety Management Enforce all company safety policies and OSHA regulations at the job site. Monitor site conditions to identify and correct unsafe behaviors or hazardous conditions. Conduct safety meetings, toolbox talks, and incident reporting as required. Ensure subcontractors comply with all health, safety, and environmental standards. Documentation & Reporting Maintain accurate daily logs documenting manpower, work activities, inspections, deliveries, weather conditions, and site issues. Track and document subcontractor performance, productivity, and compliance. Assist with RFIs, ASIs, material submittals, shop drawings, and field coordination as required. Support Project Management with documentation needed for progress reporting and owner communication. Team Leadership & Communication Supervise subcontractors, vendors, assistant superintendents, and field personnel on a daily basis. Provide clear direction, resolve field conflicts, and maintain productive working relationships. Serve as the primary on-site liaison between ownership, inspectors, architects, engineers, and the project team. Communicate constructability issues, design conflicts, and field conditions promptly for resolution prior to execution. Cost & Resource Management Monitor labor efficiency, material usage, and site operations to minimize waste and support budget adherence. Assist Project Management with budgeting, subcontractor coordination, and scope of clarification. Identify work outside of subcontracted scope and communicate promptly to the project team. Support procurement planning, site mobilization, and equipment coordination. Education & Experience High school diploma or equivalent required; Associate’s or bachelor's degree in construction management, Engineering, or related field preferred.
