Job Description
Company Our client is an established and entrepreneurial owner / operator of industrial real estate. The Company is entering a programmatic joint venture with an institutional capital partner to acquire and operate small-bay commercial storage / industrial assets. The Company has a national strategy focusing on urban infill industrial assets in select markets around the country. The Company’s business provides move-in ready, high quality warehouse space for growing businesses, e-commerce brands, and startups. The Company utilizes advanced technology to simplify the process for tenants to secure space, thus allowing them the ability to focus on growth and operations. Position The Director of Acquisitions will report to the CEO and help lead the Company’s efforts in the acquisition of existing industrial assets as part of a Company strategy that targets urban infill industrial assets. This role will source, evaluate, and execute acquisitions of small-to-mid-sized industrial assets across select U.S. markets, with a focus on relationship-driven sourcing, fast underwriting, and execution discipline. The Director of Acquisitions will also execute financial analysis, deal modeling, valuations, and due diligence during the acquisition process. The ideal candidate is a hands-on dealmaker with the ability to build a repeatable sourcing engine, generate off-market opportunities, and manage deals from first call through closing. Responsibilities Daily responsibilities include, but are not limited to: Drive the sourcing and closing of industrial acquisitions consistent with underwriting parameters (basis expectations, yield targets, lease-up assumptions, and market selection criteria). Manage pipeline cadence, ensuring timely preliminary underwriting, IC memo preparation, and responsiveness to capital partner requirements. Build and maintain deep broker, owner, and intermediary relationships, including a structured outreach and follow-up process to generate a consistent pipeline of on- and off-market deals. Develop and maintain detailed financial models and valuation analyses to underwrite new investments. Lead and manage the full due diligence process across financial, operational, legal, and investment committee workstreams. Manage acquisition pipeline in tracking all opportunities. Complete initial underwriting on a pre-LOI basis to determine viability of acquisitions. Prepare necessary internal acquisition memorandums and supporting documents for the Investment Committee. Initiate LOI’s on all acquisitions and work with legal staff on PSA. Build on and improve company’s existing acquisition strategy in key target markets. Create off-market opportunities by utilizing network and persistence. Work closely with internal departments throughout the acquisition cycle. Manage the underwriting queue by utilizing independent judgment to prioritize the time sensitivity of individual deals in relation to other deals in the queue/additional responsibilities. Own the full acquisition lifecycle, including sourcing, underwriting, LOI, PSA negotiation coordination with counsel, due diligence oversight, lender interface, and handoff to operations. Qualifications : Bachelor’s degree in Business, Accounting, Finance, Economics or related fields. 10+ years of acquisitions experience in commercial real estate with meaningful exposure to industrial assets (multi-tenant, light industrial, logistics, self-storage, or flex). Established track record of sourcing, analyzing, and closing on industrial real estate acquisitions. Proven track record leading full end-to-end deal processes. Effective leader with the ability to build strong relationships in being a smart and aggressive “hunter” and dealmaker. Strong skills in financial analysis, underwriting and analyzing industrial real estate acquisitions. Ability to see big picture. Proven negotiating skills. Maintains a high level of professionalism, leadership, and analytical skills. Demonstrated team player; and able to provide support/direction to members of management team as needed. Experience working with institutional capital partners or programmatic JV structures is a strong plus. Comfortable operating in a lean environment with high individual ownership and minimal administrative support. Strong multi-tasking, time management, and decision-making skills. Ability to set personal and project priorities and demonstrate strong organizational skills in day-to-day and long-term planning and execution. Excellent written and oral communication skills. Proficient in the use of computer software including Excel and MS Office suite.<
