Job Description
Director of Maintenance Location: Columbus, Ohio Reports To: Property Manager / Regional Manager Employment Type: Full-Time, On-Site Job Summary We are seeking a skilled and self-motivated Director of Maintenance to oversee all maintenance operations at our multifamily community in Columbus, Ohio. This role is ideal for a hands-on professional who takes pride in maintaining safe, attractive, and efficiently run properties. The Director of Maintenance will be responsible for all aspects of property maintenance — from daily repairs and preventive maintenance to vendor coordination and capital improvement projects. Key Responsibilities Property Maintenance & Operations Perform routine and preventive maintenance on building systems, including HVAC, electrical, plumbing, and appliance repair. Complete resident work orders promptly and ensure a high standard of quality and service. Prepare vacant units for new residents (“turns”) efficiently and on schedule. Conduct regular property inspections to identify and address maintenance and safety issues. Manage and prioritize maintenance requests, ensuring timely completion and documentation in the property management system. Vendor & Project Management Coordinate and oversee third-party contractors for specialized repairs or projects. Obtain quotes, schedule work, and ensure projects are completed on time and within budget. Maintain relationships with suppliers and vendors for parts, tools, and materials. Administrative & Compliance Maintain accurate maintenance records, including work orders, inspections, and preventive maintenance logs. Assist with budget preparation and cost tracking for maintenance-related expenses. Ensure compliance with Fair Housing, OSHA, EPA, and local building codes. Implement and follow safety policies and procedures to ensure a safe working environment for residents and staff. Resident Relations Provide excellent customer service when interacting with residents. Respond professionally to maintenance concerns and emergencies, ensuring resident satisfaction. Participate in on-call rotation for after-hours emergencies as needed. Qualifications High school diploma or equivalent; technical training or certification in HVAC, electrical, plumbing, or building maintenance preferred. 3–5 years of hands-on maintenance experience in multifamily, commercial, or facilities environments. Strong knowledge of building systems and general maintenance practices. Excellent troubleshooting, time management, and organizational skills. Ability to work independently and manage multiple priorities. Proficiency in maintenance and property management software (e.g., Yardi, AppFolio, RealPage) a plus. EPA Universal or HVAC certification preferred. Must be able to lift up to 50 lbs and work in various weather conditions.
