Job Title:Director of Maintenance Position Overview Northwoods Mall is seeking a highly organized and detail-oriented Director of Maintenance to oversee the operational and maintenance functions of the property.This role is responsible for ensuring the efficient operation, safety, and overall appearance of the mall through effective vendor management and coordination of inspections.Essential Duties and Responsibilities Operational Oversight Oversee daily operations of the mall to ensure safe, efficient, and professional facility management Supervise maintenance staff and ensure timely completion of repairs and preventative maintenance Conduct routine inspections of vacant spaces, common areas, and parking facilities Monitor parking lot conditions, including cleanliness, repairs, and safety concerns Oversee truck maintenance and insurance requirements Manage supply ordering and inventory Manage proposals and bid requests Maintain and manage vendor and service contracts Compliance and Inspections Potential plumbing, electrical and other repairs Fill potholes in parking lot and repair roof leaks Diagnose water leaks or hot water heater leaks and sewer back ups Coordinate annual and quarterly fire prevention inspections with approved contractors Coordinate annual conveyance inspections in compliance with regulatory requirements Ensure compliance with all applicable safety, operational, and union regulations Technology and Communications Provide basic IT support and troubleshooting as needed Serve as a point of contact for tenants, contractors, and service providers regarding operational matters Qualifications Bachelor's degree or equivalent experience in operations, facilities management, or property management, HVAC, plumbing or electrical background or experience. Minimum of 2 years of relevant experience preferred Working knowledge of building systems, inspections, and safety standards Proficiency with basic IT systems and office technology Excellent organizational, communication, and problem-solving skills Work Environment This role requires computer skills and regular on-site inspections throughout the property.Pay:From $24.50 per hour Benefits:Dental insurance Health insurance Paid time off Vision insurance Work Location:In person.
