Director of Marketing – Affordable Housing About the Company Equal Access is partnering with a well-established New York–based real estate development and management firm with over 40 years of experience in multifamily housing operations. The organization specializes in affordable, rent-stabilized, senior, and LIHTC communities across the NY/NJ metropolitan area. Known for long-term property ownership, strong agency partnerships, and a compliance-driven approach, the firm is recognized for delivering stable housing and meaningful community impact. Position Overview We are seeking a strategic and hands-on Director of Marketing – Affordable Housing to lead marketing, brand positioning, and pursuit strategy across the organization’s affordable and mixed-income housing platform. This role sits at the intersection of marketing, business development, and operations , owning everything from campaign strategy and brand narrative to RFQs/RFPs and market positioning. The ideal candidate is both a strategic thinker and execution-driven leader who can drive visibility, support occupancy goals, and directly impact pipeline growth and deal flow. Key Responsibilities Marketing Strategy & Brand Leadership Lead and execute the overall marketing strategy for the affordable housing portfolio Develop and maintain a differentiated brand narrative centered on mission, execution, and community impact Ensure consistency across all branding, messaging, and marketing materials Identify emerging trends, tools, and technologies to enhance marketing effectiveness Campaigns, Visibility & Engagement Direct multi-channel marketing campaigns (digital, print, social, PR) Drive initiatives that support leasing velocity, occupancy, and resident engagement Partner with leasing and property management teams to align marketing with operational goals Support industry presence through events, conferences, and thought leadership Proposals, Pursuits & Business Development Own the full lifecycle of RFQs, RFPs, and proposal submissions Lead pursuit strategy, including win themes, messaging, and presentation development Partner with development teams to strengthen positioning for public-sector and nonprofit opportunities Build scalable templates, tools, and content libraries to improve efficiency and consistency Affordable Housing Expertise & Storytelling Translate complex development, finance, and compliance concepts into clear, compelling messaging Ensure materials reflect knowledge of LIHTC, HUD, and public-private partnerships Align communications with regulatory requirements and community context Leadership & Operations Lead, mentor, and develop a high-performing marketing team Establish KPIs for marketing performance, pursuit success, and brand visibility Manage marketing budgets and allocate resources effectively Streamline workflows and improve internal marketing and sales processes Qualifications Bachelor’s degree in Marketing, Communications, Business, or related field 7+ years of marketing leadership experience (real estate or affordable housing preferred) Proven success developing and executing strategic marketing initiatives Experience leading RFQs/RFPs and proposal strategy strongly preferred Strong background in digital marketing, branding, and campaign management Demonstrated team leadership and development experience Proficiency with marketing tools (Google Analytics, CRM systems, Adobe Creative Suite) Working knowledge of affordable housing programs (LIHTC, HUD, Section 8)
