Role Overview We are seeking a strategic and results-driven Director of Operations. In this pivotal leadership role, you will oversee the operational lifecycle of our global real estate initiatives while serving as the founding operational lead for our new U.S. subsidiary, Fractionera. You will be responsible for building the local organizational infrastructure, optimizing project delivery workflows, and ensuring that our expansion scales efficiently and sustainably. Core Responsibilities Subsidiary Operational Setup: Lead the end-to-end establishment of Fractionera’s U.S. operations, including legal entity formation support, office infrastructure (if applicable), and localized HR and procurement systems. Project Lifecycle Management: Oversee the operational execution of real estate development projects, ensuring they are delivered on time, within budget, and in accordance with Witpark Homes’ quality standards. Strategic Growth & Scalability: Develop and implement standardized operational SOPs to support rapid scaling in the North American market, focusing on efficiency and risk mitigation. Supply Chain & Vendor Management: Build and manage a robust network of U.S.-based contractors, architects, legal advisors, and property managers to ensure seamless project execution. Regulatory & Compliance Oversight: Ensure all operational activities comply with U.S. federal, state, and local zoning laws, building codes, and real estate regulations. Cross-Border Integration: Synchronize operational reporting and resource allocation between the global headquarters and the U.S. entity to maintain brand and cultural alignment. Performance Analytics: Establish Key Performance Indicators (KPIs) to monitor operational health and provide the executive team with data-driven insights for investment and expansion decisions. Qualifications Senior Leadership Experience: 15+ years of progressive operations experience within Real Estate Development, Property Management, or Construction, with at least 10 years in an executive leadership role. U.S. Market Expertise: Deep understanding of the U.S. real estate landscape, including regional market dynamics, vendor ecosystems, and regulatory frameworks. Operational Excellence: Proven track record of scaling a business unit or launching a regional subsidiary from the ground up. Analytical & Technical Proficiency: Strong ability to manage complex project budgets and schedules; experience with modern PropTech or Project Management ERPs is highly valued. Exceptional Communication: Capable of negotiating with high-level stakeholders, managing diverse vendor relationships, and representing the company to regulatory bodies. Educational Credentials: Bachelor’s degree in Business Administration, Real Estate Management, Engineering, or a related field; MBA or professional certifications (e.g., PMP) is strongly preferred.
