Value Proposition: A diversified revenue model spanning luxury lodging, curated heritage exhibits, premium retail, and signature dining concepts. Board Roles & Responsibilities1. Executive Chairman of the Board Mission: Serve as the strategic bridge between the Lead Developer and institutional capital. Key Responsibilities: Lead and moderate board meetings. Mentor the Lead Developer and guide long‑term strategy. Act as the primary ambassador to Sovereign Wealth Funds, REITs, and global capital partners. Qualifications: Former CEO/COO of a Tier‑1 global hospitality brand (Marriott, Four Seasons, Wynn, etc.). Demonstrated oversight of $1B+ hospitality or mixed‑use assets. Director of Finance & Capital Markets Mission: Lead the $195M equity raise and structure the $455M debt stack . Key Responsibilities: Chair the Audit & Risk Committee. Validate financial modeling for lenders and rating agencies. Leverage personal networks to secure anchor investors and institutional partners. Qualifications: Former Managing Director or Partner at a REPE firm or Investment Bank. Deep expertise in PropCo/OpCo structures and hospitality underwriting. Director of Development & Technical Operations Mission: Deliver the $650M project on time, under budget, and to architectural excellence. Key Responsibilities: Oversee GC selection and manage GMP contract negotiations. Direct construction risk mitigation and technical operations. Ensure design integrity across all phases of development. Qualifications: Senior executive experience in megaproject construction (resorts, casinos, themed destinations). PE or AIA credentials strongly preferred. Director of Heritage & Creative Experience Mission: Protect the brand’s integrity and ensure the guest experience justifies the luxury price point. Key Responsibilities: Lead museum curation and historical accuracy. Integrate immersive technology into the guest journey. Maintain the authenticity and emotional impact of the heritage narrative. Qualifications: Former executive from Disney Imagineering, Universal Creative, or a world‑class museum institution. Expertise in experience design and narrative‑driven environments. Core Board Qualifications Every board member must meet these investor‑grade criteria: Fiduciary Literacy: Clear understanding of duties of care and loyalty.
