Job Description
JOB The Facilities Maintenance Specialist is responsible for performing skilled maintenance, repair and construction of the inside, outside and exterior areas around buildings as well as the various systems within the buildings in more than one field including heating and air, water, and electrical systems. This position specializes in plumbing, carpentry work, and fire alarm systems. EXAMPLE OF DUTIES Determines work to be completed through visual inspection or assignment of work ordersPerforms scheduled maintenance and services of plumbing fixtures, water heaters, water fountains and eye washesAssists with scheduled maintenance and minor repairs on heating, refrigeration, air-conditioning and electrical systems and other equipment as neededSchedules the maintenance of the fire alarm panelsRepairs, replaces, services and installs equipment including light fixtures, fluorescent tubes, lamp connectors, furniture and administrative and instructional equipmentPerforms minor painting, carpentry and masonry workPerforms general office maintenance to hang pictures and repair office furnitureAssists in the monitoring and adjusting of computer energy management systems as required to maintain comfortable building temperaturesPerforms minor repairs on campus power equipment and machinery; reports items in need of repair or replacementInstalls cable for computers and telephonesOperates a motor vehicle to pick-up items from local vendors; delivers supplies as neededAssists in moving furniture and equipment as neededPrepares facilities for classes, meetings and special events as assignedParticipates in appropriate committees and task forces as assignedPerforms other job-related duties and projects as assigned in support of the College’s mission, core values and goals SUPPLEMENTAL INFORMATION KnowledgeStrong practical knowledge of various mechanical, electrical, plumbing, and HVAC equipment, controls and systems Machinery, equipment and tools necessary for the maintenance and repair of buildingsOperational characteristics of building equipment and repair proceduresStrong knowledge of preventive maintenanceStrong practical knowledge of commercial carpentry and minor construction work used in the repair, maintenance and improvement of buildings Established maintenance, fire, OSHA, hazardous material and safety regulations and procedures SkillsProficient skill in the repair of a variety of structural and/or mechanical facilities in a variety of trade areasIntermediate computer skills in Word and ExcelIntermediate skills in analyzing and interpreting dataAbilitiesWork independently; remain focused to produce quality work under time constraintsMaintain records of work assignments and materials usedTroubleshoot building systems and correct system problemsPaint and do drywallFollow oral and written instructionsPerform basic mathematical computationsInterpret blueprints, code manuals, state and federal regulations, manufacturers specifications and other verbal or written technical information used in trades related workUse standard powered and non-powered toolsEstablish and maintain effective working relationships with those contacted in the course of workCommitment to diversity, equity and inclusion; demonstrated ability to work effectively with a culturally diverse workforce, including those with different levels of academic preparation and varying physical and learning abilities, and socioeconomic levels
