Integrity Realty Group, LLC is seeking a skilled, hands-on Maintenance Technician to support the day-to-day upkeep and long-term care of multifamily apartment communities within our Real Estate - Facilities & Maintenance operations. As a key member of our on-site team, the Maintenance Technician plays a direct role in resident satisfaction, asset performance, and the overall quality and appearance of our properties. This position is ideal for a service-minded professional who enjoys working independently in the field, solving practical problems, and taking ownership of well-maintained homes and common areas. Working primarily on-site at our multifamily communities, the Maintenance Technician is responsible for completing daily service requests and work orders in occupied and vacant apartments, building interiors and exteriors, and common areas. Typical work includes diagnosing and repairing basic electrical, plumbing, HVAC, carpentry, and appliance issues, as well as performing general building maintenance, painting, and minor renovations. You will support unit turns and make-ready efforts to ensure apartments are clean, functional, and ready for new residents on schedule, directly contributing to occupancy and resident retention. The Maintenance Technician conducts regular property walks and inspections, identifies and addresses maintenance needs proactively, and performs preventive maintenance on equipment and building systems to reduce downtime and extend useful life. Responsibilities may include changing HVAC filters, servicing exhaust fans, inspecting and repairing lighting and locks, maintaining mechanical rooms, and caring for common areas and grounds as needed. You will also assist with monitoring vendor work, communicating with contractors, and helping ensure that all repairs and improvements meet company standards and applicable safety and building codes. In this resident-focused role, the Maintenance Technician interacts frequently with residents and team members. Clear, courteous communication and a customer service mindset are essential, as you explain repair needs, set expectations for timelines, and follow up to confirm that issues have been resolved. A typical day may include completing several work orders, responding to urgent maintenance needs, ordering or picking up parts, updating work order systems, and documenting work performed and materials used. The position may require participation in an on-call rotation for after-hours emergencies, as well as occasional evening or weekend work during peak periods, unit turns, or weather-related events.
