Position Overview The Grounds & Property Maintenance Technician is responsible for the upkeep, cleanliness, and overall appearance of the Silver Sands property.This includes landscaping care (excluding lawn mowing), beach maintenance, facilities upkeep, and ensuring all outdoor guest areas are maintained to brand standards.The role requires close coordination with outside lawn-care contractors and other service providers.Duties also include periodic cleanup of the roadside wooded lots across the train tracks, exterior window washing of motel and cottage buildings, maintaining and organizing all property sheds, and seasonal winterizing and reopening of the property.Key Responsibilities 1.Landscaping & Grounds Care Maintain trees, shrubs, plants, and gardens across the property (excluding lawn mowing, which is handled by outside contractors).Water new plantings and geranium window boxes (2-3x per week).Weed, trim, and prune as needed; rotate pots when necessary.Rake and refresh sand in garden beds.Maintain east wing motel gardens.Maintain neat borders between gravel pathways and grass (in conjunction with lawn-care team).Rake and replenish gravel in pathways.Keep property free of trash, debris, and clutter.2.Driveways, Pathways & Structures Maintain and complete driveway pilings.Power wash walkways, bus stations, towel bar stations, and concrete surfaces as needed.Inspect and maintain parking curbs.Keep roofs and sheds clear of debris and in good order.Maintain and organize landscaping/tool shed and all storage sheds across the property to ensure they are clean, safe, and orderly.Wash exterior windows of motel and cottages monthly during the season, and after major storms or weather events as needed.3.Beach Maintenance Rake and remove seaweed (2-3x per week, up to 30 minutes per session).Rake sand daily in front of the motel and along the path to Eddie's.Remove phragmites as needed.Organize, clean, and arrange beach furniture daily.Maintain beach towel stand (restock towels, empty trash/recycling, and clean bins).4.Water Systems & Crawl Spaces Inspect crawl spaces under hotel and cottages every 2 weeks.Check sump pumps and ensure spaces are dry, especially after rainfall.Maintain basement sump pump in building #33.5.Guest-Facing Outdoor Standards Align deck chairs, loungers, red chairs, and tables to standard photo guides; clean and wipe as necessary.Open umbrellas daily; wipe down poles and tables.Sweep sand from the entire boardwalk and ADA ramp.Wipe down handrails, columns, leaders, and mailbox.Rake and tidy Adirondack chair areas.6.Cleaning & Trash Management Empty all outdoor trash bins (courtyard, lobby entrance, towel bar station, coolers, and snack bar).Replace liners as needed and ensure areas are neat and odor-free.Keep grill station and pizza trailer areas clean.Manage trash container area to remain organized and sanitary.Be mindful of guest Experience:minimize noise before 10:00 AM.7.Periodic Projects & Seasonal Tasks Collect and remove trash from the two wooded lots across the train tracks (1-2 times per month).Inspect all crawl spaces bi-weekly.Perform deep cleaning of concrete and exterior surfaces as needed.Wash motel and cottage windows monthly in-season, plus after storms or salt spray buildup.Re-check seasonal furniture and umbrella layouts for consistency and condition.Clean and sanitize ice buckets and coolers weekly; restock ice as needed.Assist with planting, seasonal d cor, and larger landscaping projects in coordination with contractors.Conduct monthly cleanup and organization of landscaping/tool shed and other property sheds; ensure tools and supplies are labeled and stored properly.8.Winterizing & Seasonal Property Care Close down beach areas:store furniture, umbrellas, signage, and equipment.Drain hoses, secure exterior water lines, and protect outdoor plumbing.Cover/protect outdoor furniture, grills, and pizza trailer.Assist in weatherproofing doors, windows, and sheds.Support AGM in creating and following a seasonal closing checklist.Spring Opening:reinstall furniture, umbrellas, and d cor; power wash exterior surfaces; check for storm/winter damage and assist in repairs; prepare landscaping beds for seasonal plantings.Qualifications Prior landscaping and/or groundskeeping experience preferred.Familiarity with working alongside outside lawn-care teams and contractors.Basic knowledge of tools, equipment, and power washing.Attention to detail and ability to follow property standards.Reliable, self-directed, and respectful of guest environment.Physical Demands Ability to lift, carry, and move 40lbs (e.g., furniture, trash bags, equipment, sand).Must be able to stand, walk, bend, stoop, and perform repetitive motions for extended periods.Comfortable working outdoors in all weather conditions (heat, rain, wind, cold).Requires frequent use of hands and arms for cleaning, raking, lifting, and oper
