Grounds Technician

REQUIREMENTS Must have reliable transportation with the ability to haul a trailer Must be able to lift 50 lbs Must be able to bend, kneel, reach, squat, and climb Must be able to work from ladder JOB SUMMARY Maintenance position consists of routine work to maintain the cleanliness of an assigned facility and grounds.An employee in this class, under the supervision of an administrator or manager, receives general direction and leadership from the Site and/or Regional Manager.This employee performs grounds, paintings, and maintenance functions.The primary responsibility of Maintenance involves the upkeep of affordable housing portfolio.Maintenance employees will also assist the rest of the staff as directed, in their efforts to manage the property in an efficient manner.Work is evaluated through observation while work is in progress and by inspection of completed assignments.Judgment and initiative are required in making decisions in accordance with established guides.ESSENTIAL FUNCTIONS.Grounds and landscaping to a group of affordable housing projects Trash removal and grounds work as needed.Digs ditches, trenches, and post holes Notify Regional Property Manager when specific repairs require licensed technicians.Notify supervisor of any tenant related issues such as housekeeping, damages, etc.Maintain inventory of supplies and equipment.Provide accurate record keeping of work completed and all required reporting systems.Respond to Supervisor directives in a timely fashion.Must advise Supervisor of any potential security problems and/or incidents in a timely manner.Maintain resident confidentiality.Professional conduct and appearance at all times Completes training programs as required by company, federal and state guidelines (ongoing).Other duties as assigned.QUALIFICATIONS Education/Experience:Any combination of education and experience providing the required skill and knowledge for successful performance would be qualifying.A typical way to obtain the skill and knowledge would be sufficient formal or informal education to ensure the ability to read, write, and perform mathematical computations at a level required for successful job performance.Knowledge:Working knowledge of cleaning materials and equipment Skill:Ability to communicate effectively in writing and orally Ability to work outdoors under adverse weather conditions Ability to operate cleaning and grass-cutting machines Ability to stand for prolonged period of time Ability to willingly attend and participate in training sessions Ability to learn and practice acceptable cleaning methods Ability to willingly acquire skills in the operation of cleaning and grass-cutting machines used in the assigned facility and to be a self-starter Interact positively with administrators, co-workers, residents and community.Pay:$19.00 - $21.00 per hour Work Location:On the road.
