TITLE: HEAD CUSTODIAN 5.4.6 QUALIFICATIONS: 1. High School graduate. 2. Holds an appropriate and valid Massachusetts drivers license with a good driving record. A minimum of two years current experience in the custodial trade and one year as a Team Leader or equivalent supervisory experience preferred. 4. Knowledgeable of building infrastructure in particular boilers and/or heating, ventilation and air conditioning units, and fire alarm and sprinkler systems. Ability to assume head custodian job related duties required of a physically demanding job. 6. Certification of good health signed by a medical professional in order to be appointed. Any further medical review as appropriate through a school appointed physician. 7. Ability to pass any required or mandated trainings provided by the employer such as OSHA requirements needed to perform any job related responsibility. 8. A sense of humor and a proven ability to work in a polite and friendly manner with all staff members, students, and with the larger educational community. 9. Knowledge of SchoolDude work order computer system preferred. 10. Such job related alternatives to the above qualifications as the School Department may find appropriate and acceptable. REPORTS TO: Director of Facilities, Supervisor of Building and Grounds, Superintendent and/or his/her designee SUPERVISES: All custodial personnel assigned to the building. JOB GOALS: 1. To provide students/staff with a safe, comfortable and functional environment in which to learn, play and develop. To supervise the cleaning, maintenance, repair and upkeep programs of the buildings and grounds on a daily basis and the ability to adapt to changing technologies with appropriate training provided. PERFORMANCE RESPONSIBILITIES: 1. Ensures routine cleanliness, maintenance, repair and troubleshooting for all building needs for the department. Provides for the general well being of the custodial staff assigned to the building including, but not limited to, staff assignments, schedules, training, evaluations and recommendations for hiring, promoting and discharging employees. 3. Performs routine manual labor associated with cleaning and maintaining buildings and grounds including, but not limited to washing, waxing, stripping and refinishing floors, cleaning windows, furniture, walls and fixtures. Exhibits considerable knowledge of hand and power tools, materials, methods and standard practices used in the custodial and maintenance trade. Performs work requiring climbing on ladders (to a maximum height of 20 feet), scaffolding and extended aerial lifts as appropriate, and with the necessary certifications and/or licenses. 7. Inspects interior and exterior of buildings to advise on the need for repairs and maintenance and capital needs. Aids in the operation and maintenance of building systems such as boilers, HVAC units, plumbing and electrical systems, and fire alarm and sprinkler systems. 9. Ensures the maintenance of assigned equipment and a safe, clean assigned work area. Interprets blueprints and sketches as necessary to complete assigned custodial and maintenance tasks. 11. Submits material estimates of time lines, and required support staff to complete specific projects. Demonstrate a working knowledge of occupational hazards and safety precautions of the trade. 13. Maintains custodial and maintenance supply inventories and operating records related thereto. Maintains the current school department work order database with the appropriate training. 15. Coordinate job related hazardous waste removal with Town of Plymouth environmental department on an annual basis. May assist in the preparation of required reports and other documentation relative to the operation of the building. 17. Communicates effectively with the appropriate stakeholders. Ability to work with the following physical and environmental demands described below, which are required to perform the essential functions of the job. a. Physical: Requires periods of physical activity requiring the ability to stand for long periods, walking, climbing, bending, crawling. The ability to lift, carry and position objects weighing up to fifty (50) pounds. The ability to make swift and responsible decisions in emergency or hazardous situations. The employee must be able to communicate both through speech and hearing. The employee must have the ability to use hands and arms in order to safely operate equipment and perform the required tasks.
