Job Title HVAC/R II Technician Department Facilities - Maintenance Job Code M23712 Job category Full Time Staff Terms and Hours Full Time Non Exempt Hourly; 40 hours per work week plus on call as needed Salary Range Starting hourly rate $27.29; commensurate with experience Job Summary The HVAC position is a technician-level position performing general maintenance and repair of the heating, ventilation, air-conditioning, and refrigeration (HVAC/R) equipment within a variety of campus buildings. This individual is responsible for completing tasks and projects related to the systematic inspection, detection, and correction of early failures of equipment or facilities either before they occur or before they develop into major defects. This position works independently on tasks and performs moderately complex to complex tasks with varying levels of supervision. This position will be expected to interact with students, faculty and staff in a professional manner that enhances work effectiveness for the HVAC crew. Core Duties Review and respond to work orders received through the TMA work order system via UP provided iPhone including any necessary follow-up and customer service. Follow scheduled preventive maintenance plans i.e. change filters, replace fan belts and pulleys, Voltage, Amperage and RPM readings, temperature/ pressure readings, grease bearings, clean equipment and mechanical spaces etc. Interpret verbal and written guidance into work duties. Troubleshoot, repair, and maintain HVAC/R equipment and components, including but not limited to walk-in coolers/ freezers, air handlers, package RTU’s, mini-splits, VRF systems, \ HRV’s, water source heat pumps, chillers, steam and hot water boilers, chilled-beams, residential furnace and a/c’s, exhaust fans, and air compressors. Provide support and assistance for HVAC/R team. Act as Facilities weekly on-call staff person based upon department needs (typically once every 10 weeks). Respond to facilities emergencies on campus and residential properties and provide timely resolution to problems. Other duties as relevant to the duties of the position or as assigned by supervisor or designee. Education & Experience Required: 2+ years’ experience with heating, ventilation, air-conditioning, refrigeration, and/or boiler systems, preferably in a campus setting. Required: 2+ year experience with preventive maintenance work Preferred: Associate Degree and/or trade certifications Preferred: 1+ year experience soldering, brazing, and welding Preferred: general experience with multiple construction trades and/or experience having worked with a general contractor. Required: experience using hand and power tools Preferred: experience using a variety of heavy equipment, such as high lifts, forklifts. Preferred: DDC building-control systems (Siemens, Alerton, etc.) Certifications & Licenses Required: Active driver’s license. Required: EPA Refrigeration Certification (Section 608) Preferred: Limited Maintenance Electrician (LME) certification Preferred: OHSA 30 Knowledge, Skills & Abilities Ability to follow ASHRAE and equipment manufactures best practices for troubleshooting and repair of HVAC/R equipment. Ability to properly evacuate and charge a refrigeration system using the appropriate tools and equipment Ability to safely operate construction/ maintenance related hand tools, power tools, and heavy equipment i.e. fork lift, aerial work platforms (scissor and boom lifts) Knowledge, skills, and abilities relating to different types of refrigeration systems. Knowledge of current technologies in HVAC/R systems and equipment Ability to read and understand blueprints and specification documents Knowledge of OSHA regulations. Awareness of industry related safety and health practices Strong customer service, interpersonal skills, and conduct self professionally and respectfully with campus community and visitors is paramount. Ability to establish effective working relationships, professional rapport, and effectively accomplish work within a University setting that includes a wide array of individuals, backgrounds, groups, policies, and processes.
