Job Summary We are seeking a Maintenance Supervisor for a premier, luxury, class A+ apartment community located in the heart of Downtown Salt Lake City. The property is nearing lease up and will feature studio, one-bedroom, and two-bedroom penthouse units. You will not find a more exceptional community! Currently it is ~250 units, but within the next 2 years will be ~750 units! In this role, you will be responsible for managing the properties maintenance and facilities operations to maintain the physical condition and appearance of the property that will continue to enhance the value of the community. You will communicate and utilize company operating budgets and safety standards. Assist in supervising maintenance staff. Ideally, we would like someone who is interested in being in Utah long-term. Strong communication skills are essential and familiarity with Entrata or other PMS is a plus. Responsibilities Manage and review property expenditures to stay within the constraints of approved property budget. Manaage and maintain the mechanical and operating systems of the building and apartments Utilize PMS (Entrata) to track apartment availability, work orders, make readies, etc. Complete daily inspections of leasing lobby, corridors, tour path, and amenity areas to ensure the property meets LPGR expectations for show. Assist with all other aspects of on-site property management determined by LPGR's policies and procedures. Supervise the maintenance team Work with the Community Manager ensure expenses are within budget Maintain the required logs Provide exceptional customer service Schedule vendors for turnover units What We Are Looking For 3+ years of property maintenance experience Experience with Class A is a plus Supervising a large maintenance crew Experience managing maintenance on a large community Attention to detail Monitor inventory and purchase maintenance supplies per budget, Organized, able to set priorities, meet deadlines, and able to multi-task. Completes daily operations of grounds pick up, preventative maintenance, apartment turns, tracking work orders, conducts apartment and property inspections.
