We are an equal opportunity employer.Core Responsibilities:Manage property listings across Buildium and syndicated sites Set up showing schedule and complete property showings for 4 hours per day.Handle applicant screening, pre-tour communications and post tour follow-ups Communicate lease terms, details, policies, and conditions Process electronic lease agreements through Buildium and track signatures Collect security deposits through the online system Update listing status when units are rented or if terms and conditions change Billing and Admin support (see below) Other duties may be assigned as they arise Listing Management:Create and maintain comprehensive and attractive property listings Ensure all property details, images, videos, and pricing are accurate and up-to-date Post listings through Buildium and check on appropriate platforms and websites Monitor listing performance and report to manager to make adjustments as needed Track performance across platforms like Zillow to ensure syndication accuracy Note performance improvements and patterns to improve marketing Applicant Management:Respond promptly to inquiries from potential renters and follow up after showings Schedule and coordinate property viewings when applicable Follow up with interested parties to maintain engagement Redirect applicants to comparable properties Evaluate applications based on predetermined qualification criteria Conduct initial screening of applicants Lease Processing:Clearly communicate all lease terms, policies, and requirements such as cosigners (student applicants) to qualified applicants Prepare and send electronic lease agreements Track lease agreement status and follow up to ensure timely completion Verify all required signatures are obtained Process and confirm receipt of security deposits Delist property listings once deposits are secured Communicate with individuals or group throughout entire process Billing:Maintain Billing email where all utility bills are sent Recording and paying bills Flag manager when bills are abnormal Add new accounts to autopay/paperless billing system Admin Support:Sending out annual / monthly tenant reminders and communications City inspection oversight:scheduling, performing and coordinating remedies Quarterly Laundry quarter collection and processing Quarterly Water meter readings and processing Yearly LRC-140 forms Yearly rental registrations Qualifications:Strong written and verbal communication skills Ability to work independently and creatively problem solve Excellent interpersonal skills Detail-oriented with excellent organizational abilities Proficiency with Buildium property management software or comparable CRM (Appfolio) Proficiency in Google sheets and/or Microsoft Excel Skilled at problem solving and conflict resolution Past experience and understanding of rental criteria and lease terms Ability to work independently and manage multiple properties simultaneously Knowledgeable of Burlington real estate market and comparable properties Clean driving record Pay:Full time position starting at $50,000/year Benefits:PTO:Two weeks paid vacation 10 federal holidays (need to work memorial day) 50% of BCBS health insurance paid by employer Company car provided to complete showings and property visits Hired on a 90 day probationary period.Feedback and reviews will be given from day 1 through 90.Once the probationary period has passed, health insurance is offered.Pay:$25.00 per hour Benefits:Health insurance Paid time off Work Location:In person.
