Airswift is hiring a contractor Project Manager - Project Controls for our top professional services client for a large-scale new construction project slated to complete in 2029. This is a 100% on-site position that will work between the home office and the project site located in Juno Beach, FL. Role Overview The Project Manager - Project Controls will take responsibility for cost oversight and financial governance across individual, multi?disciplinary commercial real estate projects. This position supports a client engaged in a major ground?up construction effort, with a focus on managing change orders, producing financial reports, and developing cost estimates for upcoming work. Key Responsibilities Lead all cost?related activities for assigned real estate projects from early planning through design, construction, occupancy, and final closeout. Evaluate project requirements and client objectives to prepare and present budget recommendations, including pre?bid and pre?construction cost planning. Collaborate with project teams to procure and manage pre?construction services that contribute to the development of accurate budgets and cost plans. Coordinate with the client and internal Project Managers to confirm that all project expenditures comply with the client’s funding protocols. Ensure contract language aligns with lease obligations and supports the pursuit of landlord contributions. Analyze bid submissions and provide the client with detailed reporting, including guidance on allowances, contingencies, and reserve strategies. Integrate the cost plan with the overall project schedule and establish approaches for monitoring cash flow, accruals, and financial progress. Apply advanced knowledge of cost management principles to solve complex challenges and introduce improved processes or solutions. Mentor team members by sharing expertise across cost management and related project disciplines. Influence project outcomes and operational decisions across both the immediate team and adjacent groups. Operate within broad organizational guidelines while effectively communicating complex or sensitive information. Qualifications Bachelor’s degree with 5-8 years of experience preferred; a combination of education and relevant experience will also be considered. Demonstrated experience preparing estimates for pre?construction and ground?up development projects. Background in managing change orders and tracking financial cash flows within a construction environment. Experience working on projects exceeding $250M is strongly preferred. Ability to interpret and synthesize information from multiple sources to support sound judgment. Openness to rethinking existing approaches and proposing new solutions. Strong proficiency in Microsoft Office applications, including Excel, Word, and Outlook. Excellent organizational abilities paired with a naturally inquisitive mindset. Solid math skills, including comfort with percentages, fractions, and other financial calculations.
