Position Summary TurnPro360 is seeking an experienced Floating Apartment Maintenance Supervisor to support multiple multifamily properties across the Denver metro area. This role is ideal for a hands-on maintenance professional who can step into different properties, quickly assess needs, organize work, supervise technicians and subcontractors, and ensure make-ready, maintenance, repair, and capital improvement work is completed efficiently and to a high standard. The Floating Maintenance Supervisor will serve as a field leader for TurnPro360, helping property owners and managers maintain unit readiness, reduce downtime, manage work quality, and address recurring maintenance issues across apartment communities. Key Responsibilities Maintenance Oversight & Field Leadership Float between assigned multifamily properties based on operational needs. Supervise, coordinate, and support maintenance technicians, vendors, and subcontractors. Inspect work quality and ensure jobs are completed according to scope, schedule, and company standards. Assist with hands-on maintenance work when needed, including repairs, troubleshooting, and make-ready tasks. Help prioritize daily work orders, turns, emergency repairs, and property-level maintenance needs. Communicate clearly with property managers, office staff, residents, vendors, and TurnPro360 leadership. Apartment Turns & Make-Ready Management Oversee apartment turn/make-ready work from move-out inspection through final completion. Identify required repairs, replacements, cleaning, painting, flooring, fixture work, and other unit-prep needs. Ensure units are completed on time and ready for leasing or occupancy. Perform final quality-control inspections before units are turned back over to property management. Help reduce rework by confirming scope completion, workmanship quality, and cleanliness. Repairs, Troubleshooting & Preventive Maintenance Diagnose and resolve common multifamily maintenance issues, including: Plumbing repairs and fixture replacement Electrical troubleshooting and fixture replacement Drywall, paint, doors, trim, cabinets, and hardware Appliances and basic HVAC troubleshooting Flooring repairs and punch-list items Exterior, common-area, and building system issues Identify recurring maintenance problems and recommend practical solutions. Support preventive maintenance planning for buildings, systems, grounds, and common areas. Vendor & Subcontractor Coordination Coordinate with subcontractors for specialized work such as flooring, resurfacing, HVAC, plumbing, electrical, roofing, restoration, and larger repairs. Verify vendor performance, job-site cleanliness, safety, and completion quality. Confirm that vendor work matches approved scope and property standards. Report issues, delays, change-order needs, and deficiencies promptly. Inspections, Documentation & Reporting Conduct property, unit, common-area, and exterior inspections as needed. Document conditions with photos, notes, and recommended corrective actions. Prepare or support repair scopes, punch lists, status updates, and completion reports. Track work progress and communicate updates to management. Assist with estimating materials, labor needs, timelines, and repair priorities. Safety, Compliance & Professional Standards Follow company safety procedures and applicable property rules. Maintain a clean, organized, and safe work environment. Use tools, equipment, materials, and company/property resources responsibly. Represent TurnPro360 professionally at all times. Ensure work is performed in compliance with applicable local, state, and federal standards. Required Qualifications Minimum 3–5 years of apartment maintenance experience, preferably in multifamily communities. Prior experience as a Maintenance Supervisor, Lead Maintenance Technician, Service Manager, or equivalent. Strong hands-on skills across general apartment maintenance and make-ready work. Ability to troubleshoot plumbing, electrical, HVAC, appliance, drywall, paint, flooring, and general repair issues. Ability to manage multiple properties, priorities, and work orders at the same time. Strong communication and organizational skills. Ability to inspect work quality and hold vendors/subcontractors accountable. Valid driver’s license and reliable transportation. Ability to travel between properties throughout the Denver metro area.
