About the Job:Sambrick is a real estate development and asset management firm specializing in niche infill luxury multifamily properties for over 15 years.The candidate will be responsible for managing 6 multifamily assets in Raleigh, NC and growing.We are seeking a dedicated and experienced Property Manager to oversee our portfolio.The ideal candidate will possess strong customer relationship management skills and a solid understanding of property leasing processes.This role requires a proactive individual who can effectively manage tenant relations, ensure compliance with Fair Housing regulations, and maintain the overall integrity and profitability of the properties.Responsibilities:Leadership & Team Management:Lead, mentor, and manage a team to ensure effective oversight of portfolio.Provide guidance, set performance goals, and conduct regular evaluations to enhance productivity and professional growth.Strategic Planning:Develop and implement strategic plans for managing the growing portfolio.Align property management practices with organizational goals to maximize asset value and operational efficiency.Day-to-Day Operations:Oversee daily operations of all properties, ensuring compliance with company policies, industry standards, and legal regulations.Address and resolve complex operational issues as they arise.Financial Management:Monitor and manage financial performance, including budgeting, forecasting, and financial reporting.Ensure timely rent collection, control expenses, and optimize revenue to meet financial targets.Property Performance & Tenant Satisfaction:Analyze performance metrics, conduct property inspections, and implement action plans to improve property conditions and tenant satisfaction.Tenant & Client Relations:Foster positive relationships with tenants and clients.Address concerns and implement strategies to enhance tenant retention and satisfaction.Ensure compliance with local, state, and federal regulations, and oversee risk management activities to mitigate potential liabilities.Reporting & Communication:Prepare and present comprehensive reports on property performance, financial status, and strategic initiatives to senior management.Vendor Management:Oversee the selection, negotiation, and management of vendors and service providers.Ensure efficient, timely, and cost-effective service delivery.Process Improvement:Continuously assess and refine property management processes to enhance operational efficiency.Implement best practices and innovative solutions to streamline operations.Training & Development:Organize and facilitate ongoing training programs for property management staff to ensure they are current with industry standards and company procedures.Crisis Management:Develop and implement emergency response plans.Ensure property managers are trained to handle emergencies and provide support during crisis situations.Qualification:Bachelor's degree in Real Estate, Accounting, Finance, Business Management, or a related field.CAM, CPM or CMCA certification would be preferred.Appfolio experience prefered Experience in Property management and operations, specifically with multifamily.Job Type:Full-time Benefits:Health insurance Paid time off Work Location:In person Pay:$60,000.00 - $100,000.00 per year Benefits:Health insurance Paid time off Work Location:In person.
