Job Title: Property Inspector Location: Arlington TN Job Type: Full Time Company: Mid-South Home Rentals Job Summary: We are seeking a reliable and detail-oriented Property Inspector to join our property management team. The candidate will be responsible for conducting routine inspections of occupied residential properties, ensuring they meet our standards for safety, maintenance, and tenant compliance. Key Responsibilities: Conduct semi-annual visual inspections of all occupied rental properties. Assess and document the overall cosmetic and structural condition of both the interior and exterior of each property. Identify and report lease violations , including unauthorized pets or evidence of smoking. Inspect plumbing fixtures for leaks, damage, or functionality issues. Replace A/C filters during each inspection. Test and ensure smoke detectors and carbon monoxide detectors are fully operational. Install smoke detectors, carbon monoxide detectors, and fire extinguishers as needed. Perform minor on-site repairs when within scope and appropriate. Submit detailed inspection reports and follow up on necessary maintenance requests. Listen to occupants and document any maintenance issues they may be experiencing.. Qualifications: Basic knowledge of building systems, home safety standards, and minor home repairs. Ability to work independently and manage time effectively. Strong attention to detail and excellent documentation skills. Ability to use inspection software and adapt to software changes Valid driver’s license and clean driving record Ability to lift up to 50 lbs and use ladders or small tools when needed.
