COASTAL FUNDING Direct private lender | Southwest Florida | coastal-funding.com Sales Development Representative — Lead Generation In-office | Cape Coral / Fort Myers, FL | Full-time | Entry-level (0–2 years) | Reports to: Chief Growth Officer Who we are Coastal Funding is a direct private lender. We use our own balance-sheet capital — no broker chains, no middlemen sitting between the borrower and the money. Our team has personally owned, built, and operated more than 36,000 housing units, so when we underwrite a deal, we are reading it the way an operator reads it, not the way a check-the-box analyst reads it. We finance ground-up construction, bridge, and fix-and-flip loans from $250K to $15M, primarily on 1–4 unit residential across the country. We are growing from roughly $10M a month in originations toward $50M a month, and the lead generation seat is one of the engines that gets us there. The honest version of this role You are not going to close loans. You are not going to be put on a phone the first week with a $5M builder and expected to figure it out. That is not what this seat is. You are going to be the first human voice a real estate investor hears from Coastal Funding. Your job is to find them, qualify them in a short, respectful conversation, and hand them off cleanly to one of our Sales Reps when there is a real fit. Some days that means outbound calling. Some days that means working a list of inbound inquiries from the website. Most days it is both. We will teach you the product, the borrower types, and the way we talk to investors. What you will actually do Work targeted call and email lists of active real estate investors — fix-and-flippers, scalers, and small builders — across our three borrower lanes. Open the conversation, listen first, and qualify on a short set of criteria. Book qualified discovery calls onto a Sales Rep’s calendar and write up the context so the rep walks in informed, not cold. Work inbound apply-form submissions and web inquiries quickly — speed-to-lead is part of how we win. Log every meaningful conversation in our CRM (Close) — clean notes, accurate stages, no ghost activity. Run consistent follow-up cadences on borrowers who are interested but not ready yet, so we are the lender they remember when their next deal hits. Sit in on Sales Rep calls, sales reviews, and product trainings so you are building the foundation to grow into a closing seat over time. Who we are looking for We are hiring for trajectory, not résumé. The strongest hire here is someone who is hungry, coachable, and genuinely curious about how money moves in real estate — even if they have never touched a loan file in their life. You are comfortable making outbound calls. Not "love" it on day one — comfortable enough to keep dialing. You can hold a real conversation with a 45-year-old contractor and not need to read off a script to do it. You take feedback well. You would rather be corrected than left to repeat the same mistake. You write clearly enough that a Sales Rep reading your notes knows what is going on. You show up on time, in the office, and ready to work. You want a career in real estate finance, sales, or capital markets — and you understand that this seat is the first rung of that ladder. Nice-to-have, not required Any prior phone-based sales, recruiting, or customer-facing work. Familiarity with real estate, construction, mortgages, or small-business lending. Bilingual English/Spanish is a plus given our Florida market. What you will learn here Within twelve months, a Sales Development Representative who shows up and does the work should walk away with a working understanding of: How private lenders actually underwrite a ground-up, bridge, and fix-and-flip deal. How real estate investors think about leverage, draws, exit, and timing. How to run a clean sales pipeline in a real CRM. How to qualify a borrower in under 10 minutes without making them feel interrogated. How a deal moves from first call to term sheet to funding. Strong performers in this seat are first in line when we open a Sales Rep position. We would rather promote someone who already knows our borrowers than hire one off the street.
