Laramar was founded in 1989.35years later, we're a vertically integrated investment and property management corporation.From humble beginnings to nationally recognized, we haven't forgotten the basic reason for our success:our people and the relationships they nurture.We're experts at Elevating Everyday Living.OPPORTUNITY IS EVERYWHERE.At Laramar, you're part of something special.Something unique.Our core values are our DNA, and it's up to each one of us to bring that to life.We Own It.Most importantly, we stay true to it.We Make It Better Together.WE CARE ABOUT OUR PEOPLE.And that is reflected in our commitment to providing excellent benefits including:zero-dollar healthcare plan option, flexible hours & PTO, company-paid life insurance along with paid short- and long-term disability insurance, 14 paid holidays (including your birthday!), Sundays off, and a 401k with company match.The Seasonal Floating Leasing Consultant supports leasing operations across multiple LIHTC (Low-Income Housing Tax Credit) communities during peak leasing periods, staffing shortages, and special projects.This role assists with leasing, customer service, administrative support, and LIHTC compliance while maintaining consistent service standards across assigned properties.Important Position Information:Seasonal position scheduled from May through the end of September Weekly travel required between Williamsburg, Richmond, and Emporia Supports leasing activity across multiple communities based on operational needs Responsibilities include responding to leasing leads and coordinating tours across assigned properties Mileage reimbursement up to $250 per month provided Leasing and renewal commissions paid monthly Responsibilities:Greet prospective residents, conduct property tours, and respond to leasing inquiries by phone, email, and in person Assist applicants through the leasing process, including collection and review of required documentation Support LIHTC compliance by assisting with income certifications and maintaining accurate resident files Enter guest cards, applications, and leasing activity into property management software Prepare leasing documents, resident communications, and administrative reports as needed Support marketing efforts, outreach activities, and resident events across assigned communities Assist with move-ins, move-outs, unit inspections, and general leasing office operations Provide leasing office coverage during vacations, vacancies, and high-volume periods Travel between assigned communities based on business and operational needs Maintain professional, consistent customer service and leasing standards across all locations Perform other duties and projects as assigned Qualifications:High school diploma or equivalent required 1-2 years of leasing, sales, customer service, or property management experience preferred Prior residential leasing and/or LIHTC affordable housing experience strongly preferred Strong communication, organizational, and customer service skills Ability to read, write, and communicate effectively in English Basic mathematical and computer skills required Proficiency in Microsoft Office and ability to learn property management software (Yardi preferred) Ability to manage multiple priorities and adapt quickly to different property environments Ability to work a flexible schedule, including weekends and overtime as needed Valid driver's license, reliable transportation, and ability to travel between properties required SKILLS AND ABILITIES:To perform the job successfully, an individual should demonstrate the following competencies:Embodies Laramar Core Values Strong verbal and written communication skills Positive, professional, and customer-focused demeanor Organized with strong attention to detail and follow-through Ability to adapt quickly to changing priorities, teams, and property environments Ability to work collaboratively and contribute to team goals Ability to learn and navigate new systems and software Ability to perform effectively in a fast-paced environment Strong interpersonal and customer service skills SUPERVISORY EXPECTATIONS:This position does not have any supervisory duties.PERKS OF THE JOB:14 paid holidays Sundays off Paid 401k match Zero-dollar healthcare plan option Flexible hours & PTO Company-paid life insurance Paid short- and long-term disability insurance Physical Demands and Work Environment:(The phrases occasionally, regularly, and frequently correspond to the following definitions:occasionally means up to1/3 of working time, regularly means between 1/3 and 2/3 of working time, and frequently means 2/3 and more of working time.)
