Job Summary Skilled Crafts Person Lead HVAC Technician is responsible for performing highly skilled manual work involving installation, alterations, maintenance and repair tasks in electrical, HVAC and plumbing areas, reading utility meters and assisting all trade workers in the maintenance area. The position will serve as the lead technician in the housing operations department and be responsible for any other assigned maintenance repair duties on the campus and provide back up leadership and support in absence of maintenance staff. This position plays a key role in supporting the building operations team on the campus. This position reports to the Assistant Director of Building Operations in Facilities Management department. Responsibilities HVAC Systems Maintenance ¿ Install, troubleshoot, repair, and maintain residential HVAC systems including: split systems, heat pumps, air handlers, condensing units, thermostats and controls. ¿ Diagnose system failures and perform corrective repairs. ¿ Conduct preventative maintenance including filter changes, coil cleaning, electrical inspections, and refrigerant checks. ¿ Repair or replace motors, capacitors, contactors, thermostats, and other HVAC components. ¿ Monitor and maintain proper refrigerant levels and ensure compliance with EPA regulations. Housing Maintenance Support ¿ Respond to HVAC-related service requests within residential units. ¿ Support housing ¿turn¿ operations by inspecting and servicing HVAC equipment between occupancies. ¿ Maintain detailed service records and work order documentation. Leadership and Technical Support ¿ Serve as the HVAC subject matter expert for housing facilities. ¿ Provide guidance and technical support to other maintenance technicians when HVAC-related issues arise. ¿ Assist in identifying equipment replacement needs and recommending system improvements. Safety and Compliance ¿ Follow OSHA safety standards and university policies. ¿ Ensure proper handling, storage, and disposal of refrigerants and related materials. ¿ Maintain HVAC tools, gauges, and diagnostic equipment. Additional Duties ¿ Assist with other maintenance activities as needed to support housing operations. ¿ Participate in emergency maintenance response when required. Required Qualifications High School Diploma or GED. Valid Georgia Driver's License required. EPA Universal Refrigerant Certification 5-10 years of HVAC experience, preferably in residential or multi-unit housing environments. Strong knowledge of residential HVAC systems and components. Preferred Qualifications State HVAC License Experience working in multi-unit residential or student housing environments. Experience with preventative maintenance programs and work order systems. Knowledge, Skills, & Abilities Knowledge of proper operation and use of tools and equipment required for this position. Ability to work within a team. Ability to work outdoors in all weather conditions. Must be able to perform constant, intense physical labor; move & use equipment weighing up to 50 pounds on a regular basis. Must be able to perform duties requiring push/pull activity, hand/finger coordination, constant repetitive motion of wrist, arm & shoulder; reach, balance, crouch, twist, crawl, & kneel; work with dust, fumes and odors associated with a mechanical/electrical/plumbing (MEP) environment.
