Job Description: The Senior Property Manager is responsible for the daily oversite of a commercial building that may include office and retail space as well as working with third-party facility vendors, contract negotiation and onsite supervision of staff, managing rent collection and leasing. The Sr. Property Manger is instrumental in forming the foundation upon which these A-Class properties are presented to the market. In addition, the Sr. Property Manager trains and supervises an onsite team of professionals and builds strong relationships with outside service providers. Responds to tenant needs, ensuring that administrative and building staff resolve problems promptly. Ensures that services are provided in compliance with policies, procedures, regulations, and contractual obligations and standards. Manages the communication with tenants regarding leasing, maintenance and repair issues, delinquencies, and all other issues and inquiries; providing customer service; resolving conflicts Acts as primary contact with property owners to ensure that objectives as being met. Prepares, implements, and reports on budgets, forecasts, and monthly variance and delivers timely, accurate, and complete reports. Collects rent and pays expenses in compliance with lease terms. Prepares all required legal notices. Recommends and coordinates legal action as necessary. Negotiate service agreements, select contractors and suppliers, provide quality-control oversight, implement cost-containment initiatives, measure compliance to contractual standards and provide liaison as needed between tenants and third-party service providers. Mentors, Coaches, and trains direct reports. Provides clear direction and distributes the workload appropriately among the members. Supervises and monitors all maintenance staff and vendors to ensure completion of work. Monitors and improves operational systems. Establishes and maintains a preventative maintenance program. Ensures that all vacant space in a property is secure and in marketable condition at all times. Maintains safety, integrity, and aesthetic appearance of properties, note deficiencies, suggest solutions and implement solutions. Monitors past due balance to ensure A/R is being collected consistently and approves Purchase Orders. Maintains high levels of compliance with our operational policies and procedures. Ensures compliance with risk management, and safety standards. Performs other duties as assigned. What You Bring. BA Degree in a related field. 3-5 years Commercial Property Management experience. Experience managing teams a commercial or residential property. Knowledge of real estate principles including management and leasing; office and commercial retail property management experience preferred. Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis. Ability to comprehend, analyze, and interpret complex documents. Excellent written and verbal communication skills with strong organizational and analytical skills. Proven ability to effectively and efficiently provide reliable, and courteous service to vendors, employees, and management Must have the ability to respond effectively to sensitive issues and organize and manage multiple tasks while working in a fast-paced environment.
