Summary: Aker is hiring a Vice President of Regional Property Operations (“RPO”) within Alta, Aker’s multifamily execution company, to own the integrated operating outcome for a defined portfolio of ~10 multifamily properties. The RPO is the single Alta interface with the regional and on-site teams — one person, one set of properties, full accountability. The RPO integrates Alta's centralized operating, CX, and product standards into one unified instruction set for the field and delivers against key metrics. The ideal candidate is a proven multifamily operator who brings systems thinking, a bias for accountability, and the ability to drive on-site execution through a third-party property management partner. Integrated Property-Level Ownership Own the full operating outcome — revenue, expenses, facilities, resident experience, and business plan delivery — for an assigned portfolio of ~10 properties. Act as the single Alta interface with the regional and on-site teams. One interface, one instruction set. Deliver property-level NOI versus the approved business plan; surface execution reality to Asset Management when assumptions break. Key Stats & Operating Execution Drive property-level performance against RevPAU, Days Vacant, Controllable Expense per Unit, and T3 Drawn. Own the weekly operating cadence with the regional and on-site community managers. Enforce the operating playbook — turns, work-order management, preventive maintenance, collections — at every property. Make real-time pricing decisions within the revenue management framework; escalate when guardrails are breached. Facilities, Capital & On-Site Talent Own property-level facilities: maintenance logs, deferred maintenance planning, turn quality, vendor management, and on-site maintenance team accountability through established SOPs. Coordinate with construction on value-add projects; own resident disruption and operational sequencing. Deliver clean reno-unit handoffs — zero units in limbo. Act as Alta's single point of authority on property-level hiring, performance management, and termination through Rose. Protect the A-players; develop the B-players to A; exit the C-players. Minimum Qualifications: 7–12 years in multifamily operations, with progressive responsibility managing a portfolio or a region. Track record delivering NOI, revenue, expense, and occupancy targets on a portfolio of properties. Direct experience executing value-add and core business plans. Fluent in revenue management, turn operations, facilities management, and on-site team leadership. Comfortable with P&L, variance analysis, and operating budgets. Experience driving accountability through a third-party PM partner rather than replacing them. Systems-minded operator who builds repeatable process — not someone who runs on heroics. Willing and able to live near the assigned property cluster and spend meaningful time on-site.
