Job Description
Red Stone Equity Partners Vice President | Portfolio Management, Finance Location: US Working: Hybrid Charlotte or fully Remote, depending on location Position: Full-Time Who we are: Red Stone Equity Partners, a high-quality real estate financial services company, is a fast-growing firm specializing in low-income housing tax credit (LIHTC) equity investments and other affordable housing efforts. Red Stone-managed investment funds acquire interests in affordable multifamily housing communities throughout the United States. Red Stone is seeking talented, ambitious, and self-motivated candidates for the Vice President position in our Portfolio Management Finance Team. The VP is responsible for the oversight of their portfolio of Red Stone Tax Credit Funds, including the careful oversight of all Fund Management related matters. Portfolio will consist of both pre-stable and stabilized LT assets, and a range of 15-20 UT Funds. The VP will ensure investor deadlines are met, and that all finance and tax related documents of the tax credit funds (Upper Tier / “UT”) and investments (Lower Tiers / “LT”) in Red Stone’s portfolio are adequately reviewed. Here’s what you’ll be doing: KEY FUNCTIONS / RESPONSIBILITIES The key functions of the position, and the underlying responsibilities of those functions, are: Key Function – Fund Management Underlying Responsibilities: Responsible for each Funds’ books and records, including the monthly review of cash activity, review and approval of monthly journal entries, and the review of quarterly financial statement reporting. Monitor and review upcoming and pending capital contribution installments of the LT’s that are in their portfolio, which includes the following: a. Coordination of internal review and assembling of the capital call request for the Investor, ensuring all necessary benchmarks have been achieved. b. Monitor capital call requests in process to ensure they are received and subsequently delivered to the LT timely. Responsible for the timely completion of LT and UT modeling updates needed to provide up-to- date tax credit projections and IRR calculations included within the Quarterly Investor Reports. a. Assist and provide direction as needed to support staff with the completion of the modeling updates to tax credit projections. b. Review modeling updates completed by support staff; if issues are identified, be able to obtain resolution independently or with the assistance of the Director. Oversee the annual audit and tax return process a. Complete interim requests timely and efficiently. b. Manage the receipt, review, and approval of LT audits and tax returns such that UT audits and tax returns can be completed and delivered on-time to the Investors. c. Ability to identify complex issues evident in the LT audits and tax returns, effectively communicate with the various parties (CPA and GP), and ultimately provide resolution independently or with the assistance of the Director. d. Thorough review of the UT audits and tax returns which includes providing comments as necessary to the UT CPA’s, and ensuring that final documents are processed timely upon approval of the drafts. Key Function – Finance Oversight for Portfolio Management Underlying Responsibilities: Review of tax and finance related LT documents and communicate with the CPA’s, General Partner’s and PMR’s regarding any potential issues prevalent. Ability to identify issues and provide a solution that will not negatively impact the LT nor the Investor with the assistance (as needed) from the Director. Documents reviewed, include the following: a. Cost Certifications b. DSCR and Break-Even Analysis Calculations c. 50% Test Reviews d. IRS Form 8609’s e. LT audits and tax returns f. 1st year credit calculation g. Net cash flow calculations Assist PMR’s with consent requests to be submitted to an Investor. a. Update LT modeling for each individual scenario to determine the impact of the request. b. Be able to identify negative impacts present as a result of the proposed changes, and seek resolution that will benefit the LT and the Investor, with the assistance from the Director as needed. c. Be able to effectively communicate questions that arise upon review of the request with the LT GP and PMR, seeking resolution in a timely manner. Key Function – Relationship Management/Communication Underlying Responsibilities: Actively participate in accounting and tax updates relevant to the LIHTC industry to stay current on the most
